Terms + Location Hire Conditions
The conditions that apply to every ZOEI booking. Read these before you enquire.

Bookings and confirmation
An enquiry is not a booking. Dates are not held or reserved until your invoice has been paid in full, ahead of the shoot. Until then the date remains available to others.
We curate bookings to ensure the property suits the production. We may decline an enquiry, and we are not obliged to give a reason.
Your booked hours
Your booking period includes arrival, setup, shooting, pack down and departure. If your production needs substantial setup, book enough time to cover it. Overtime is charged in line with the hourly rate for your package and must be agreed at the time.
Standard hours are Monday to Friday, 9am to 5pm. Weekend bookings are available at the same hours with a surcharge.
Access and areas
You have access only to the areas included in the package you have booked. Hero Spaces, Poolside Luxe and Full House each cover a defined set of spaces, listed on the Spaces + Pricing page.
The exact address and access details are provided to confirmed bookings only, and are not to be published, shared or tagged publicly without our written permission.
People on site
Standard bookings allow a maximum of 10 people in total, including photographers, videographers, talent, hair, makeup, stylists, assistants and clients. Larger crews require prior approval and must be declared at enquiry.
Children under 12 and animals are not permitted at ZOEI. Anyone attending is your responsibility for the duration of the booking.
Looking after the property
ZOEI is a private residence, not a studio. Please treat it as one.
- Do not move furniture or styling items without permission. Minor styling adjustments may be approved in advance.
- No smoking anywhere on the property.
- No parties or private social events.
- No cooking unless specifically approved.
- External catering is permitted. Please remove all catering waste when you leave.
- Leave each space as you found it.
You are responsible for any damage caused during your booking, by anyone attending on your behalf. Damage beyond fair wear and tear will be charged at the cost of repair or replacement. Additional cleaning required beyond the ordinary will also be charged.
Pool and facilities
Swimming is permitted where pool access is included in your booking. There is no lifeguard. Anyone entering the pool does so at their own risk, and supervision of your team and talent is your responsibility.
Insurance and liability
Commercial productions are expected to hold their own public liability insurance. We may ask to see a certificate of currency before confirming a booking.
To the extent permitted by law, ZOEI is not liable for injury, loss or damage to persons or property occurring during a booking, other than where caused by our own negligence. Nothing in these conditions excludes any rights you have under the Australian Consumer Law.
Your imagery
You own the images and footage you create. We ask that ZOEI is not represented as a studio, a rental home, or as being for sale, and that the address is never disclosed.
We would love to share your work. If you are happy for us to repost your imagery with credit on @zoei_photoshoot_gc, let us know — and equally, tell us if you would rather we did not.
Cancellation
If you need to move or cancel a confirmed booking, tell us as early as you can and we will do what we reasonably can to accommodate it. Cancellation terms specific to your booking are set out at the time it is confirmed.
